SOUTHWEST FLORIDA MARKET PERSPECTIVE
July marked the 14th consecutive month of year-over-year gains in closed sales, up 9.2% with 2,012 sales. New listings increased 5%, while inventory declined 8% from June and 21% year over year.
Months of supply fell to 5.5 months, down 31% from a year ago and below the 6-to-12-month range generally considered balanced in Southwest Florida.
These figures continue a trend that began in early Q2 2025: rising sales, declining inventory, and steadily improving market conditions.
