Year-to-date closed sales through June rose 76% year over year to 181—the highest total for that period in the past 10 years, excluding the COVID-driven peak of 2021. Sales on the beach side of the Boulevard led the way with a 95% increase, while the bay side posted a still meaningful 22% gain.
Months of supply on the beach side fell 60% year over year to 6.6 months, bringing that segment into balance. The bay side remained higher at 13.4 months, though down 16% from 15.9 months in 2025.
For Sellers:
• Price for today’s market: Align with current conditions to capture renewed buyer activity.
• Don’t dismiss Summer: Buyers are here and units are selling.
• Adjust for location: Beach side momentum is stronger, while bay side sellers may need more patience.
For Buyers:
• Act decisively on well positioned beach side properties: Lower supply and stronger sales may create more competition.
• Prioritize condition and location: The best properties may still command a premium.
• Know each segment: Beach side and bay side conditions may require different strategies.
