Closed sales totaled 1,780 in August, a 2% increase compared with August 2025. Through the first eight months of the year, 18,004 properties have sold—up 14% year over year.

Meanwhile, fewer homes are entering the market. New listings declined 4% in August and are down 10% year to date compared with 2025.

Inventory also fell for the sixth consecutive month. As of August 31, Southwest Florida had 10,713 properties available for sale—7% fewer than in July and 19% fewer than one year ago. Months of supply declined to 5.15, its lowest level since October 2023.

  • There Is Less Competition: With inventory continuing to decline, sellers have an opportunity to stand out before the seasonal increase in new listings.
  • Buyers Are Still Making Moves: Sales activity remains ahead of last year, showing that qualified buyers are actively purchasing.
