If having convenient access to the beach is high on your wish list when buying a home in Naples, Moorings Beach Park is one of the neighborhood benefits you should know about before choosing where to live.

What makes this amenity especially desirable is its exclusivity. Moorings Beach Park is not a public beach club where anyone in Naples can simply purchase a membership. Membership in the Moorings Property Owners Association is tied to qualifying property ownership within The Moorings. In other words, if you do not own a qualifying residence in The Moorings, you cannot simply sign up for a standard property-owner membership just to gain access to the Beach Park.
That distinction gives the park a true neighborhood feel and is an important benefit for buyers who value the beach.
A Private Neighborhood Beach Experience
Located directly on Gulf Shore Boulevard North, Moorings Beach Park is maintained for members of the Moorings Property Owners Association, or MPOA.
Members enjoy dedicated Beach Park parking privileges and access to the park's member amenities. Because eligibility is connected to qualifying ownership in The Moorings, the experience is very different from simply driving to one of Naples' public beach access points.
For residents, this means the beach can become part of everyday life.
You can head over for a morning walk along the Gulf, spend a few hours relaxing on the sand, meet friends for sunset, or stop by whenever you feel like enjoying the water without having to make a major outing of it.
For a buyer who tells us, “The beach is important to me,” this is a feature we would absolutely want them to understand when comparing Naples neighborhoods.
You Don't Have to Live Directly on the Beach
One of the biggest advantages is that you do not necessarily have to purchase a Gulf-front property to enjoy this private beach benefit.
A buyer might prefer:
-
A single-family home on a quiet residential street.
-
A home overlooking the Moorings Golf & Country Club.
-
A larger property with a private pool and outdoor living area.
-
A waterfront home along Moorings Bay with a private dock.
-
A residence located several blocks away from Gulf Shore Boulevard.
If that property qualifies for MPOA membership, the owner can apply to join and enjoy access to Moorings Beach Park.
For buyers who want both a substantial home and convenient beach access, this can make The Moorings especially compelling. You can choose the style of property and setting that best fit your lifestyle without necessarily giving up the ability to enjoy a private neighborhood beach park.
Who Can Become a Member?
MPOA membership is intended for qualifying property owners within The Moorings.
New property owners can apply directly through the Moorings Property Owners Association and provide proof of ownership of their Moorings property as part of the membership process. The association also distinguishes between a member's primary Moorings residence and additional investment or rental properties, reinforcing that general membership is tied to qualifying residential ownership within the neighborhood.
For 2026, the MPOA lists a $1,000 one-time new-member fee plus $200 in annual dues, for a total of $1,200 for a first-time property-owner membership. Current members who renew annually pay the $200 annual membership fee.
After applying and allowing approximately 7–10 days for processing, members bring their vehicles and registrations to Moorings Beach Park, where the current membership decal is applied to the vehicle.
There are limited provisions for qualified renters and houseguests of members, but these privileges originate through a qualifying Moorings property owner and are subject to MPOA rules. A renter, for example, cannot independently purchase membership without participation from the property owner.
Why This Exclusivity Matters to Buyers
Naples has miles of beautiful shoreline, but convenient access and parking can make a significant difference in how often you actually use the beach.
Moorings Beach Park offers qualifying residents something more personal: a private neighborhood beach destination reserved for the Moorings community rather than an amenity that can simply be purchased by anyone living elsewhere in Naples.
That exclusivity is part of its appeal.
If you live outside The Moorings, you cannot simply decide that you would like to join the MPOA as a regular property-owner member for access to its Beach Park. Owning a qualifying Moorings property is what opens the door to membership.
For buyers who love the beach, that should be considered part of the value of living in The Moorings.
An Important Benefit When Choosing a Naples Neighborhood
Buyers often compare Naples neighborhoods based on the home itself—square footage, renovations, pool, water views, boating, or proximity to downtown.
But lifestyle benefits can be just as important.
The Moorings offers an especially attractive combination of beautiful residential streets, boating opportunities, golf, proximity to downtown Naples and Venetian Village, and access to a private neighborhood beach park for qualifying members.
For someone who says, “I want to live near the beach and actually use it,” Moorings Beach Park can be a meaningful reason to put The Moorings high on the list.
It is not simply about living close to the Gulf. It is about having the opportunity, through qualifying Moorings ownership and MPOA membership, to enjoy a beach amenity that is specifically reserved for this neighborhood community.
